What Happens at Closing?
You meet your buyer, possibly their agent, maybe an attorney, and definitely the person you silently thank when you finally get your check (yes, you get a check!). In rare cases, you’ll get it later the same day. In even rarer cases, you’ll text your agent every 20 minutes asking “Is it done yet?” Everything you’ve agreed to—from the price to that weird lamp in the sunroom—is locked in and finalized. What Might You Be Paying For? These costs vary by state, planet, and mood of the title office, but typically include: • Title insurance (a.k.a. "Your home’s history is legally clean, we swear") • Escrow or attorney’s fees
• Transfer tax • Survey fees • Home warranty (nice seller points!)
• Mortgage payoff • Unpaid utilities • Inspection costs • Buyer’s agent commission (because they helped your buyer fall in love with your kitchen island) STEP 8: MOVING OUT — THE S T — THE SEQUEL NOBODY WANTS BUT EVERYONE MUS NE MUST DO So your house is sold.
