The purpose of this chapter is to give clear, practical guidance on how to sell a home quickly and for the highest possible price. Earlier chapters explained key real estate concepts and terminology, especially the do’s and don’ts of preparing a home so it presents well and attracts strong offers. Now, we turn to understanding what truly determines a home’s value, and how to market yours with maximum effectiveness. While the phrase “buyer’s market” gets thrown around, remember this: homes are always in demand. People don’t live in caves or drift from tent to tent. Housing is essential, and homeownership is deeply valued. Your home is also one-of-a- kind—whatever character, upgrades, and personal touches you’ve added make it different from every other property around it. There is no “right season” to sell. Homes change hands year- round because life changes year-round—new jobs, relocations, marriages, divorces, family needs, downsizing, upsizing, you name it. Your home’s value is determined by what similar homes are selling for at the moment you list, not the month on the calendar. You ultimately decide the asking price—on your own or with a professional. The natural questions become: How do you set the best price? What drives online exposure? Do professional photographs matter? And what else can be done to give your home an edge?
