Hovering During Showings

Whenever possible, don’t be home during showings. Sellers hovering makes buyers nervous. They rush, hold back honest feedback, and don’t feel comfortable inspecting the home or picturing it as theirs. If you must be home, stay out of the way and speak only if asked. Your listing agent should always be present during showings. They know the property, protect your interests, and manage the process professionally. If your agent can’t attend, it’s their responsibility to have a qualified team member or assistant present on your behalf.

Waiting It Out

If you decide to wait, you join thousands of other homeowners who also decide to wait. And when the crowd finally moves, you’re late. If you need or want to sell, sell with a plan. There will never be a “perfect” time.

Not Taking the First Strong Offer Seriously

Sellers often get early interest and assume a bidding war is guaranteed. They reject the first offer expecting something better, then the momentum dies. Treat early offers seriously. They often come from your strongest, most motivated buyers.

Becoming Friends With the Buyer

Be friendly, but don’t overshare. Long conversations can accidentally kill deals. Innocent comments like “it’s small for a growing family” or “schools are changing” can plant doubt and stall a sale. Let your agent handle the discussion.
