When is the best time of year to sell your home in Canada? Generally, the best seasons to sell is spring. In fact, Rokham Fard, co-founder of TheRedPin.com, an online real estate brokerage, points to May 1 specifically as the best day to sell (GlobalNews.ca). The company determined the date based on a five-year analysis of Greater Toronto Area (GTA) real estate data, showing May to have the highest number of sales, with generally higher selling prices. Why? Besides the generally nicer weather (and much of Canada finally breathing in spring after finishing a long winter), homes tend to show better in spring, and more buyers are motivated by their Canada Revenue Agency tax returns and their children finishing school in June. According to the Global News article, Fard added that, “on average over the last five years in the GTA, selling in May can get you $60,000 more than if you were to sell in January.” Summer and fall also have advantages, while winter is usually the worst time for sellers (but best time for buyers). Keep this in mind as you prepare your home for sale. If timing allows, focus on your next hot season to begin the marketing process. For instance, if you want to sell in May, plan to put your home up for sale in fall instead. Use the intervening months for the necessary preparations.
